There are numerous legislative and regulatory requirements with which landlords are required to comply, all of which need to be in place, both before and during the time you rent out a property. We will ensure that all aspects of these are in place so we can start marketing your property as soon as possible.
On our website a landlord can securely login and view up-to-date information including rent recently collected and expenditure incurred. Landlords receive an up-to-date Landlord Report with each Statement/Invoice (advising you of the payments we are making to you). Landlords also receive a copy of the Management Report at least every 35 days.
A key part of the lettings service is managing the professional promotion of your property. At UniGaff we utilise a wide range of marketing media such as Instagram, Facebook, Twitter and respected property lettings websites such as Accommodation for Students, Sturents, Pads for Students, Letzee, Zoopla, Rightmove, etc. UniGaff aims to put a rental agreement in place in the shortest possible time.
With our Property Alert facility, tenants are instantaneously matched to properties within our database and instantly sent these property details by email and text. Tenants can register with our agency at any time that suits them and are able to book a viewing directly with our online viewing diary.
Included in the management fee is the following:

- Tenant referencing/credit checking where appropriate

- Organisation and supervision of maintenance
- Maintenance at excellent prices with reliable and trustworthy contractors when needed
What will you pay?
Our standard management charge is 12.5% once we have successfully let the property. We can also rent on a ‘let only’ basis for a charge of 2 weeks rent. No hidden fees.
